The minimum rental age is 25 years old.

Acceptable forms of payment are VISA, MasterCard, American Express, and Discover.

Payment is required in full to book and reserve your stay..

Should the need to cancel arise more than 14 days of arrival, payments will be fully refundable.

If cancellations occur 2 to 14 days of arrival, a 50% deposit amount is nonrefundable.

If a reservation is cancelled 48 hours in advance of arrival, the entire payment will be nonrefundable and nontransferable.

Agent has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement.

Should the Guest violate any of the terms of this agreement, the rental period shall be terminated immediately.

The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period.

The Guest shall vacate the premises at the expiration time and date of this agreement.

Children under the age of 15 are not permitted to enter the resort areas without proper supervision after 9pm.

The Guest shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner.

There is no daily housekeeping service. Housekeeping is conducted at the conclusion of each stay. In order to avoid excessive housekeeping charges, please keep the Property and all furnishings in good order and wash all dishes prior to your departure.

The Guest shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the dumpster provided at the entrance of the parking area at the Launch Ramp.

Guest Responsibility for Repairs and Alterations - The guest agrees to pay for any and all repairs, including approved or unapproved improvements or alterations, that are necessary to restore the premises to the same condition as existed at the commencement of check-in.

Damage by Fire, Water or Casualty - If damage to the rental property is caused by the guest’s willful act, negligence, or misconduct, the guest shall be fully responsible for all costs of repair. Additionally, the guest shall remain liable for the full payment of all rental charges and fees through the end of the reservation period, regardless of the habitability of the premises.

Pets are not allowed.

If management discovers that a pet has been or is still in a home without prior approval, a $1,000 fee will be charged for pest control, deep cleaning, and damages.

The Guest has no authority to sublet the Property.
-
We do not allow parties, functions, or events that exceed the maximum occupancy limit of the home.

All catered food, rented furniture items, or amplified music needs to be arranged with management prior to rental agreement dates.

The Guest shall not exceed the total number of guests stated in the cottage’s general description (located on our website). Persons other than registered Guest may not stay overnight in the Property.

More than 6 visitors must be approved in advance. A charge of $100 per person/per night will be charged for additional occupants over the base occupancy allowed.

The Guest shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding Property owners.

The Guest shall not create noise or disturbances likely to disturb or annoy the surrounding Property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest shall then immediately vacate the premises. Quiet hours start at 10:00 pm and end at 8:00 am. Outdoor noise should be kept to a minimum during those hours.

Please refrain from walking on lawns, porches, patios, or private walkways that do not belong to the designated rental property.

Your cooperation in this matter will contribute to a positive relationship with our neighbors and ensure a harmonious environment for everyone.

There shall be no smoking inside the premises. If there is evidence of smoking inside, you will be charged a $1,000 smoke cleaning fee.

If you are caught smoking inside a cottage, you will be asked to leave immediately AND charged a $1,000 smoke cleaning fee.

Agent shall provide bath towels and linens (except pool towels); basic kitchen dishes, glassware, and utensils; and limited dish detergent, paper towels and toilet paper, soap and shampoo. We do not permit towels or linens to be taken from the units. If you plan to use the pool, please bring your own pool/beach towels. Other consumables are to be purchased by the Guest. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Guest arrives the Guest is free to use them.

THE GUEST AND GUESTS OF GUEST SHALL HEREBY INDEMNIFY AND HOLD HARMLESS AGENT AGAINST ANY AND ALL CLAIMS OF PERSONAL INJURY OR PROPERTY DAMAGE OR LOSS ARISING FROM USE OF THE PREMISES REGARDLESS OF THE NATURE OF THE ACCIDENT, INJURY OR LOSS. GUEST EXPRESSLY RECOGNIZE THAT ANY INSURANCE FOR PROPERTY DAMAGE OR LOSS WHICH AGENT MAY MAINTAIN ON THE PROPERTY DOES NOT COVER THE PERSONAL PROPERTY OF GUEST, AND THAT GUEST SHOULD PURCHASE THEIR OWN INSURANCE FOR GUEST AND GUESTS OF GUEST IF SUCH COVERAGE IS DESIRED.

Guest agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Agent enforcing this agreement.

Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Guest does not intend to make the Property a residence or household.

Guests' accounts are settled to the credit card on file every 28 days.

We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, or work and family emergencies or other commitments.

It is the Guest responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Guest agrees to have a responsible adult supervising minors (under 16) while they swim in the pool.

Guest is hereby notified that the pool can be dangerous, and Guest accepts fully the risks involved.

No animals, glass of any kind (you may substitute with plastic cups), or smoking/vaping are permitted in and around the pool area. Pools are accessible to renters from the time of check-in through the time of check-out. Any violation of the pool rules will result in a $250 fine that will be charged to the guest credit card on file.

Please do not flush anything other than toilet paper. No other objects or products should be flushed at any time.

If it is found that anything other than toilet paper has been flushed and clog the plumbing, Guest will be charged for the cost of repair and damages.

Guest agrees that Fireworks and other hazardous materials shall not be used in or around the Property.

Guest shall use the Property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.

Guest agrees not to access the “owner’s closet and owner’s property”, even if unlocked, which contains owners personal property, cleaning supplies and chemicals that could be hazardous to children and adults.

Guest is advised to use all appliances for their intended purpose only.

Fireplaces used in the may be non-vented electric fireboxes or natural gas flame. Do not throw any combustible materials in the fireplace.

The Property has smoke alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a smoke alarm “chirps” or has a low battery condition.

Guest shall see to their own security while in the Property by locking doors, windows, garage doors, etc. when it’s prudent to do so. Agent does not provide security personnel.

Valuable items left behind by Guest will be held for the Guest and a reasonable effort will be made to contact the Guest for return at Guest expense. If items are not claimed for longer than 30 days they shall become the Property of Agent. The property owner is not responsible for personal property left behind, stolen, or damaged during your stay. There is a $25 minimum shipping charge on all returned items.

Cable TV is not provide, only internet streaming services are provided. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to internet, streaming, or TV service.

High speed wireless internet is provided as a convenience only and is not integral to the Agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Guest agrees that Air conditioning shall not be set below 68 degrees and heat shall not be set above 75, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.

There is 1 designated parking spot labeled with the cottage number. And 2 guest passes. All additional vehicles need to park in an approved parking overflow area around Heritage Harbor.

Where to park: Each cottage has one designated parking spot labeled with each cottage number. There is designated parking for electric vehicles. All additional vehicles need to park in the overflow lot, which is located inside the boat launch area.

Where not to park: Do not block roadways or sidewalks. No parking in front of fire hydrants or fire lanes. Do not park in any area marked no parking. Do not park on open home lots. Do not park in any numbered spot that does not match your rental number and parking pass.

All vehicles (renters and visitors) must have a parking pass displayed from the vehicle’s rearview mirror. These parking passes are provided. Parking citations will be issued to vehicles parked illegally- this includes parking in an unassigned spot. Any vehicle parked illegally will be towed.

You must leave parking passes on the kitchen counter before you leave. If you take a parking pass with you, we will charge $50 to replace the parking pass.

Car repairs are not to be done anywhere on the premises. No car parts, broken or disabled vehicles will be stored in the parking premises or anywhere else on the property. Non-operative vehicles will be towed away at tenant’s expense. No Trailers, boats, campers, recreational vehicles, or trucks over one ton are allowed without written authorization.

The parking areas are not for storage. Combustible, hazardous, or explosive materials or dangerous accumulations of rubbish; or accumulations or wastepaper, boxes, shavings, or any highly flammable materials is not permitted. This is a fire violation and safety hazard.

Please be considerate of your neighbors and they will be considerate of you.

Feeding of natural wildlife is not permitted anywhere within the Heritage Harbor Community.

I give permission to the property manager to use a third party to verify my identity and check for criminal databases to confirm my reservation. Complete terms verifying the guest reservation can be provided by the property manager.

The Terms and Conditions of the reservation are hereby incorporated by reference and made a part hereof.

No prior agreement or understanding not contained in writing herein shall be effective.

Furthermore, Agent, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the Property to be rented, and no representation shall be deemed to exist or be material unless it is in writing and signed by the parties.

This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.

It is expressly agreed that this Rental Agreement shall be governed and construed by the laws of the State of Illinois only, irrespective of the state of residency of Guest.

By booking and staying at the property, I have read and fully agree to all the above policies.
